ONGOING SUPERVISION AND SUPPORT

ALONGSIDE THE CUSTOMER FOR THE PARK WEST COMPLEX

In Milan, just a few steps away from the Bisceglie metro station, a disused area spanning over 300,000 square meters is being transformed into a park of approximately 20 hectares, surrounded by a mixed-use neighborhood. As part of the SeiMilano project, the Park West complex represents the directional segment consisting of three buildings of varying heights, with a total gross floor area of approximately 27,600 square meters.

The complex is currently owned by DeA Capital Real Estate SGR, through the Park West Fund dedicated to the institutional investor Orion European Real Estate Fund V. Starching has played a significant role in the acquisition and development process of this complex, on direct commission from the investor Orion Capital Managers.

“From the very beginning, the team has been dedicated to informing and safeguarding the client to weigh and guide their decisions,” says Maurizio Tosi, Director of Starching. “Starting from technical due diligence and subsequent technical assistance in the contractualization, we moved on to multidisciplinary design review of all design phases, guiding a process of optimizing technical and design choices, right through to assisting in commercializing spaces with layout tests tailored for potential tenants.”

At the start of the construction site, Starching was entrusted with construction management, safety coordination, and the testing of plants and structures. In summary, Starching played a role of both targeted support and general supervision throughout the entire process, significantly contributing to achieving a result that met the high expectations of the investor. Park West aims to achieve LEED Platinum, Fitwel, and WELL certification, as well as WiredScore certification for the technological infrastructure.

“During construction, Starching was also involved in verifying the customization requests of individual tenants and their impact, thus developing specific construction and engineering plants designs for these parts,” says Claude Van Steenvinkel.
