INTEGRATED DESIGN AS A DRIVER FOR SUSTAINABLE INVESTMENTS

“Four years ago, we acquired a building on Via Panisperna in Rome. It was a former police station with an 18th-century facade. The context of the Monti neighborhood and the quality of the building were decisive factors in the acquisition.” Matthieu Brivet, Managing Director of Leitmotiv, recounts the genesis of the project, now ready for the ribbon-cutting ceremony, of the Casa Monti hotel, bearing the Starching hallmark, developed precisely on behalf of Leitmotiv, which seeks locations capable of realizing the idea of luxe décontracté, the desire to create emotions and joie de vivre in every project through the motto “inspiring new connections to place”.

A luxury hotel in the lively Monti neighborhood, designed to offer guests an authentic Roman experience in line with the group’s positioning, which includes properties such as Cœur de Megève in the French Alps and La Fantaisie in Paris. “For us, Casa Monti is an integral part of local life and celebrates the sweet Roman life, opening onto the city like a residence for artists.”

“In this case as well, Starching has supported Leitmotiv since the moment of acquisition and has been in tandem until the imminent opening of the hotel, scheduled for the beginning of 2024. ‘The support,’ Brivet explains, ‘has been crucial in every phase: acquisition audits, feasibility studies, administrative procedures, tender processes, and construction management. This hotel is our first project in Italy, and together with Starching,’ the managing director adds, ‘we have learned, understood, and managed the specificities of a unique city like Rome. The project is also an opportunity for cultural exchange between Italian and French cultures. A beautiful human adventure, a relationship of trust.’

A project and a construction site that had to contend with a particularly dynamic market: the post-COVID recovery for the hotel industry has been faster than expected, the surge in construction prices and interest rates have required adjustments along the way, not to mention the attention of numerous industry players, especially towards Rome.
